The Grove Sections

Located less then a kilometre away from the now functional Kauri Flats Primary and Intermediate and the famous Bruce Pullman Park; The Grove is the first project that unlocks the remainder of the Takanini Special Housing Area (see Akl Council TSHA concept Masterplan).

There are total five-different floor plans that are spread through the subdivision and each lot has its own pre-determined floor plan allocated to it. You will be given a copy of these concept plans as part of your purchase but each buyer has to get their own building consent drawing drawn and apply for their own building consent. You will have to build the supplied floor plans with he exception that you could alter the interior in which ever way you wanted but can not breach the exterior.

 

Buyers in Takanini/Papakura need to be mindful of the fact that Takanini and Papakura is an old swamp land and most of this area falls within the flood zone. This is the reason why every house foundation has to be raised and each foundation is needs to be specifically designed to cater for the soft grounds that makes up the Takanini and Papakura area. This will cost extra money while the property is being built; you must consult with your builder and ensure this cost is accommodated as an extra cost on top of the build price.
